This project was undertaken to extend an existing cramped kitchen into a new kitchen/living/dining/garden room structure. It took a while to get through the planning process, despite providing a ‘fallback’ position through an initial Permitted Development application, but through patience, tenacity and negotiation on the part of PPA and the clients the scheme succeeded. The compromise (which ended up being a positive benefit) of providing a split-level space and lowering the eaves in relation to the neighbour ended up really helping to zone the kitchen and dining areas well.

New Side-return Kitchen Extension to Existing Edwardian Semi-detached House – East Oxford

There are so many ‘L’ shaped terraced and semi-detached houses of this period on Oxford. Most have the alley to the side of the kitchen, and this infill development makes great use of that space. Prior to 2008 it used to be possible under permitted development – now it needs planning permission and is subject to all the ‘rights to light’ provisions.

This house had a little more room adjacent to the neighbour, so this was a little easier. We kept the external eaves height below 2.4m which overcame ‘rights to light’ issues.

The brief was to make good use of the side alley, whilst not compromising the detail of the existing french window access into what would become the middle room. In addition we needed to get plenty of light in at this point. We designed a purpose-made ‘lightbox’ incorporating the valley detail at this point.

This was an interesting extension project on a tight site with limited access. The side walls of an existing rather dark extension remained and the rear was re-roofed and opened up to create a much lighter family space. The bathroom at first floor was also rationalised and refurbished.

New Two Storey Study and Kitchen Extension in Marston, Oxfordshire

This was a project for a small extension to extend an existing semi-detached house in Marston, Oxford. Whilst being small, providing a ground floor breakfast area and first floor study extension, complexity in the construction was added the amount of glass required by the client. This meant that a steel frame was necessary for support at the rear. Sometimes small changes can make huge differences, and the client was really delighted with the result, and the builder.

This was a project which needed to get started on site quickly. We made initial enquiries to the planners whilst the house conveyancing was still ongoing. The planning and building regulations processes were undertaken concurrently, and a negotiated contract agreed with the builder so that work could commence immediately. The contractor, Greenoak, did an amazing job.

New Contemporary Two Storey Extension, Abingdon

This was a really interesting project to deal with. The original house was a Victorian double fronted cottage and the clients wanted both to work with the existing detailing, and also to express that the changes were ‘of their time.’ The proposed solution sought to marry these two ideas, keeping the front details and using the massing of the existing gable but utilising more open glazed areas to the rear.

This project has to be the fastest turnaround we’ve seen, and time was of the essence on this project. From appointment and sketch designs to full completion in 9 months. It was made possible by negotiating with the contractor and being ready to start on site with building regulations at the same time as planning permission was received!
