New refurbishment and extension of 5 bed house, North Oxford

This was the first project undertaken by Renelec Chalgrove for us. It involved the complete stripping out (down to the bare shell) of a 4 bedroom 1950s property, raising the roof to allow a loft conversion, rear and side extensions and complete refit. The standout part of the house is the kitchen-dining space with its curved rear extension. This was to place the focus firmly where the clients wanted it – this view of the garden and the interface with the interior wouldn’t have worked with a rectangular extension. This project also benefitted from the 5% VAT threshold (rather than 20%) as it hadn’t been lived in for 2 years prior to works commencing.

By coordinating this with neighbours, issues such as rights to light can easily be overcome and larger extensions designed at a result.

This new light and spacious extension in Jericho over 4 floors brought the kitchen up from the original basement, making it relate to the garden and the rest of the house much better. The development for the owner-occupier clients incorporated basement bedroom, new kitchen/dining/living space, and bathroom and first and loft floor.

Developers I&O Ltd recently completed this four bedroom infill house in Marston, sold through Scott Fraser, which achieved the asking price on the first day.

This recently completed new kitchen extension and garden room project for private clients in Kirtlington transformed the interface with the garden and really opened up the rear of the house. The clients live in a 1970’s property, and the brief was to provide an additional bathroom and bedroom, with garage/workshop and garden room/kitchen.
