How much will my extension cost to build?

This is always where the rubber REALLY hits the road…

• £2500 per square metre for ground floor extensions – eg 20 sq.m = £50,000
• £1750 per square metre for upper floors extensions, per floor – eg 20 sq.m = £35,000
• Allow for how much you think you will spend on bathroom fittings, kitchen fittings eg £2000 per bathroom, £5000 for kitchen units etc
• Allow extra for ‘big ticket’ items like sliding doors, electrical fittings, new boiler/cylinder etc. 

Allow a 10% contingency over and above your budget, and expect to spend it. Add vat at 20% on top of all this.  We would advise that you don’t always go for a low cost solutions – this is a big investment so it’s better to get it right than get it cheap – the two are usually (but not always) mutually exclusive…
