We think you’ll agree that this one is bit special! Replacing a 1970s house, this new 4 bed house, set amongst other list buildings, is rather lovely.
The brief was to provide an imposing house facing onto the frontage to maximise the natural light and sunshine in the living spaces, a strong sense of entrance and an outstanding build quality. After exploring a number of styles, the client decided on a solid ashlar stone country house, which fits in really well with the local vernacular.

This project was for alterations and extensions to an existing 3 storey house in Holton, South Oxfordshire. The clients were heavily involved in the whole project management and construction process, expertly helped by Sturmark Construction Services.
The house was in the Green belt and would ordinarily have been only allowed to be extended by 40% of the original volume. However, with help from planning consultants JPPC in Oxford the clients used their permitted development (PD) rights to establish that significantly more volume could be obtained via PD. Hence, at planning, this could be used as leverage to give them what they wanted.

This project was undertaken to extend an existing cramped kitchen into a new kitchen/living/dining/garden room structure. It took a while to get through the planning process, despite providing a ‘fallback’ position through an initial Permitted Development application, but through patience, tenacity and negotiation on the part of PPA and the clients the scheme succeeded. The compromise (which ended up being a positive benefit) of providing a split-level space and lowering the eaves in relation to the neighbour ended up really helping to zone the kitchen and dining areas well.

There are so many ‘L’ shaped terraced and semi-detached houses of this period on Oxford. Most have the alley to the side of the kitchen, and this infill development makes great use of that space. Prior to 2008 it used to be possible under permitted development – now it needs planning permission and is subject to all the ‘rights to light’ provisions.
This house had a little more room adjacent to the neighbour, so this was a little easier. We kept the external eaves height below 2.4m which overcame ‘rights to light’ issues.
The brief was to make good use of the side alley, whilst not compromising the detail of the existing french window access into what would become the middle room. In addition we needed to get plenty of light in at this point. We designed a purpose-made ‘lightbox’ incorporating the valley detail at this point.

The intention with this compact kitchen extension was to provide a new boot room, shower and kitchen with more light and space than the previous flat-roofed, single storey kitchen. Working with contractor Greenoak Construction, PPA Architecture were able to create a well thought out space with a good sense of transparency to the garden.

We’re really proud to have been involved with this rewarding project for ground floor extensions, alterations and complete refurbishment of this fabulous family home in North Oxford.
The property had previously been used as a guest house, with the layout and circulation being somewhat ‘ad hoc’. PPA Architecture in conjunction with Camilla Leech at Element Studios (Interior Designers) rearranged the space to provide a triple height galleried entrance hall, utility/boot rooms and snug, with large kitchen diner and library/living room at the rear.
The main technical challenge with the re-modelling was the structural support of the upper floors whilst removing almost all of the ground floor. The contractor, Renelec, made a fantastic job of this and alongside Camilla’s beautiful interiors have created a contemporary family space which opens up to the re-landscaped garden.

This project for a private client was a wholesale redevelopment of the property, with two storey and single storey extension to the rear and side, and a new roof to provide spacious loft accommodation with large kitchen dining room to the rear. The original house had a hipped roof which constrained the available space. The result is a very sharp, smart, open and airy property within easy walking distance of the sought-after area of Summertown in Oxford. Well done to all who worked on this project!

We’re really pleased that this extension has been approved at appeal following lengthy deliberations by planning officers, barristers etc. The scheme turns this into a substantial 5 bedroom family home with off-street parking and large double height kitchen diner addressing the garden.
The project is currently on site.
This project for a loft conversion and kitchen extension had to be sensitively handled to fit in with the conservation area, and incorporates a new open plan kitchen dining room and beautiful loft.
